How it works

Two sides of the same roller door.

Unleased connects businesses with spare warehouse and workshop space to businesses that need room to work. List what you aren't using, find the space you need, and get on with business.

Here's how it works

  1. List or find a space

Add a listing or post what you need — about two minutes.

  2. Get an enquiry

We let you know when someone wants to connect.

  3. Upgrade to reply

Only pay when you're ready to start the conversation.

    See pricing →
  4. Check the fit

Talk access hours, shared facilities and terms.

  5. Agree on terms

Use our standard space sharing agreement.

  6. Space, sorted

The space is working, and a business has a new home.

List it with photos and a monthly rate

Add amenities like dock access, forklift, 24/7 entry and power.

  3. 03

    Screen enquiries in your inbox

Every message lands in your dashboard with the listing attached.

  4. 04

    Agree terms directly

You set the minimum term and access hours.

Browse listings or post what you need

Search warehouse, storage and workshop space, or publish a request with your size, budget and must-haves.

  2. 02

Compare rates or let hosts come to you

Monthly rates and minimum terms are shown up front; hosts can also respond to your request.

  3. 03

    Message directly

Talk to hosts or be contacted by them — no broker in the middle.

  4. 04

Most arrangements start at one to six months, then roll on.

Good to know

Check your head lease. Most commercial leases require landlord consent before subletting. Confirm before you list.

Insurance is separate. Public liability and contents cover stay the responsibility of each party.

We don't take a cut of rent. Payments and agreements happen between host and subtenant.
