Before we built Unleased, we sub-leased part of a warehouse to other small businesses who needed the space. It taught us more in a few months than we expected — some of it obvious in hindsight, most of it not.

Demand for small, flexible warehouse space is growing: e-commerce operators, local makers, tradies and small importers who need storage and workspace but can’t justify a full lease. If you have 50–500 sqm sitting underused, this guide covers what to sort out before anyone moves in.

This guide is general in nature and isn’t legal or financial advice. Every lease and premises is different, so get independent advice for your own situation.
